Where Should Semiconductor Professionals Live in North Phoenix?
A practical look at Norterra, Union Park, Anthem, Vistancia, and the Deer Valley corridor, ranked by commute to the TSMC North Phoenix fab campus.
Start with the commute, then compare the lifestyle
The TSMC campus anchors the North Phoenix employment corridor, so proximity to the plant is the first filter for most semiconductor professionals. Within that filter, three communities keep coming up: Norterra, Anthem, and Vistancia, plus the established Deer Valley neighborhoods that sit between them.
What follows are honest notes on each, including approximate commute times, home types, and the lifestyle tradeoffs worth weighing before you fly out.
Norterra and Union Park: the campus-adjacent option
Norterra sits in North Phoenix around 19th Avenue and Happy Valley Road, just east of I-17, with The Shops at Norterra and USAA's regional campus nearby. It is one of the closest residential areas to the fab: roughly 2 to 4 miles and about 5 to 10 minutes door to door.
The new Union Park at Norterra master plan adds over a thousand homes, apartments, retail, and offices in a walkable mixed-use design with builders such as Ashton Woods, Cachet Homes, and David Weekley Homes. The K-8 Union Park School sits inside the community, and the area feeds Deer Valley Unified schools including Barry Goldwater and Sandra Day O'Connor high schools.
Who it suits: professionals who want the shortest possible commute and a lively, newer neighborhood with retail and restaurants within walking distance. There is no on-site country club, so golfers should look at Anthem or Vistancia.
Anthem: a resort-style master plan on the mountain
Anthem is a master-planned community founded by Del Webb in 1999 at the base of Daisy Mountain, straddling I-17 just north of Carefree Highway. It is roughly 8 to 10 miles and 10 to 15 minutes from the fab, and the commute runs mostly against the heaviest southbound traffic, which is a real advantage.
With more than 10,000 homes and roughly 27,000 residents, Anthem has a full social infrastructure: Anthem Golf & Country Club with two 18-hole courses, Anthem Community Park, a water park, heated pools, tennis and pickleball courts, youth sports, and about 13 miles of trails. Schools are Deer Valley Unified, including Gavilan Peak Elementary, Diamond Canyon, Anthem School, and Boulder Creek High School.
Who it suits: families who want a strong sense of community, resort amenities, and a gentle commute, in one complete package.
Vistancia: space, golf, and a Peoria address
Vistancia is a 7,100-acre master-planned community in north Peoria, between the Twin Buttes and White Peak mountains near Lake Pleasant. The drive to the fab runs roughly 10 to 15 miles through Peoria's northern edge and varies with traffic.
It is a five-village community: Blackstone at Vistancia for gated luxury, The Village at Vistancia for family living, Trilogy at Vistancia for resort-style 55-plus living, and Northpointe with neighborhoods such as Meridian and Highpointe. Two golf clubs, the Trilogy Golf Club and Blackstone Country Club, plus recreation centers, sports courts, and miles of trails make it a strong lifestyle pick.
Who it suits: buyers who want newer construction, golf, and generous lot sizes, and care more about a resort lifestyle than a five-minute commute.
The Deer Valley corridor and a balanced search
Between these master plans lie established Deer Valley neighborhoods with older, often larger lots and quick access to the same freeways. They offer a different value equation: more mature landscaping, deeper lots, and prices that can sit below the newest master plans.
My advice is to tour all of them in one trip. Commute times, school boundaries, and HOA structures differ block by block, and a neighborhood that reads perfectly on a map can feel very different at 7 a.m. on a Tuesday. That is exactly the kind of guidance a North Phoenix specialist can bring to your search.
