Buying a home in Phoenix, made clear
Buying a home in Greater Phoenix is a process with a clear shape: financing, search, offer, inspection, closing. This guide walks you through each step, including the parts builders and lenders don't always explain, so you can move with confidence whether you live down the street or across the country.
The six steps, and how I guide each one
Every purchase follows this arc. My job is to make each step feel understood, and to catch the details that trip buyers up before they become problems.
Moving from out of state? See the relocation guideThe consultation
We talk through your goals, timeline, budget, and the lifestyle you want. You leave with a clear picture of the search ahead.
Financing and pre-approval
I connect you with lenders I trust (or review your relo package) and make sure your pre-approval reflects the home you will actually buy.
The search
I curate neighborhoods and homes to your criteria, arrange showings, and bring market context: values, resale strength, commute, and schools.
Offer and negotiation
We set a strategy based on the data, write a clean offer, and negotiate terms and repairs with your interests in mind.
Inspection and appraisal
I coordinate the inspection, walk it with you, and manage the remedy requests so nothing meaningful slips through.
Closing
We clear conditions, review final numbers, and get you to the table on time. I stay until the keys are in your hand.
Buying new construction? Three things to know first
Register your agent before you walk in
In Arizona, builders almost always compensate the buyer's agent, but only if you register before your first community visit. Walk in unregistered and you may lose the benefit of independent representation on the largest purchase of your life. Tell me which builders you plan to visit and I'll make sure you're protected.
The base price is not the final price
Lot premiums, elevation options, and design center selections add up quickly. We establish your realistic finished price before you sign, so your budget matches the home you'll actually get.
Inspect the brand-new home too
An independent inspection before final walkthrough catches issues while the builder's crew is still on site. Warranties are valuable, but they're not a substitute for finding problems early.
