Three of North Phoenix's most popular master plans, compared side by side so your family can pick the right fit the first time.

Three strong communities, three different characters

Norterra, Anthem, and Vistancia are the names that come up most often when semiconductor families search the North Phoenix corridor. All three are well-built master plans with strong resale markets. The differences are real, and they map neatly onto different family priorities.

Here is the comparison I give buyers, with approximate figures that vary by exact street and traffic.

Norterra and Union Park: proximity and convenience

Norterra, around 19th Avenue and Happy Valley Road near I-17, is anchored by The Shops at Norterra and USAA's campus. The newer Union Park at Norterra master plan adds walkable mixed-use living with builders including Ashton Woods, Cachet Homes, and David Weekley Homes, plus the on-site K-8 Union Park School served by Deer Valley Unified.

The commute to the TSMC fab is the shortest of the three, roughly 2 to 4 miles and about 5 to 10 minutes. There is no country club, but the retail and dining within walking distance is a genuine daily convenience.

Anthem: resort amenities and community life

Anthem, founded by Del Webb in 1999 at the base of Daisy Mountain, is a full town of its own: over 10,000 homes, roughly 27,000 residents, and about 300 on-site businesses. Anthem Golf & Country Club offers two 18-hole courses, and the community adds a park, water park, pools, sports courts, and about 13 miles of trails.

The drive to the fab runs about 8 to 10 miles, roughly 10 to 15 minutes, mostly against the heaviest traffic. Deer Valley Unified schools include Gavilan Peak, Diamond Canyon, Anthem School, and Boulder Creek High School. If you want the fullest social calendar, Anthem is hard to beat.

Vistancia: space, golf, and a Peoria address

Vistancia spreads across 7,100 acres in north Peoria between the Twin Buttes and White Peak mountains near Lake Pleasant. Its villages include Blackstone at Vistancia for gated luxury, The Village at Vistancia, the 55-plus Trilogy at Vistancia, and Northpointe, built by established names like Shea Homes and David Weekley Homes.

Two golf clubs, recreation centers, pools, and miles of trails anchor the lifestyle, and Peoria Unified serves area schools. The drive to the fab is longer than Norterra's, roughly 10 to 15 miles depending on routing. For buyers who want the most open space and resort feel, Vistancia delivers.

A side-by-side way to think about it

None of the three will disappoint. The straightforward way to choose:

If your priority is the shortest commute and walkable retail, start with Norterra and Union Park. If you want golf, pools, trails, and a deep community calendar, put Anthem at the top of your list. If you want maximum space, newer construction, and a resort-lifestyle village structure, tour Vistancia's villages.

I recommend a one-day tour of all three, and I will gladly build that itinerary around your family's questions and your work schedule.

  • Prioritize commute: Norterra beats Anthem, Anthem beats Vistancia, in most cases.
  • Prioritize amenities per dollar: Anthem and Vistancia lead.
  • Prioritize walkable retail: Norterra delivers.
  • Prioritize HOA structure and lot size: compare specific neighborhoods, since villages differ.
